NHG limit rises to €450.000,-: What does this mean for future home buyers?
From the 1st of January 2025, the National Mortgage Guarantee (NHG) limit will be raised from € 435.000,- to € 450.000,- . For those who want to co-finance energy-saving measures, the NHG limit even rises to € 477.000,-. This means that home buyers who stay within this mortgage limit can build in extra security. In addition, the one-off premium drops from 0.6% to 0.4% of the mortgage amount, providing attractive savings for future home buyers. Reducing the premium from 0.6% to 0.4% may seem like a small adjustment, but on a € 450.000,- mortgage, it will still quickly save around € 1.000,-.
What is the NHG and why is it important?
The NHG is a safety net for home buyers. If you can no longer pay your mortgage due to unforeseen circumstances, such as unemployment or illness, the NHG prevents you from being left with a large residual debt after selling your home. Especially in times of rising house prices and mortgage costs, the NHG offers buyers extra peace of mind.
Who is NHG interesting for?
NHG mortgages are especially attractive for first-time buyers and middle-income earners who want more security. People moving on outside the Randstad, such as families moving to a larger home, can also benefit from the NHG. With the new limit, the NHG is more widely accessible and therefore interesting for a larger group of buyers.
Examples of energy-saving features include:
