A new year is around the corner, a year where a lot is about to change in the housing sector, including changes to mortgage rules at the start of the new year.
For instance, it is an advantage if you buy an energy-efficient home, that loan standard will be widened and the NHG (National Mortgage Guarantee) limit will go up. What all stands to change;
Higher mortgage for energy-efficient home
Quite simply, the more energy-efficient the home, the more you can borrow. If you buy a home with, for example label A++++, this could mean that you can borrow around € 40.000,- to € 50.000,- more.
Borrowing more for energy-saving measures
If you buy a house with a low energy label and you plan to apply energy-saving measures, such as insulating the facade or roof, installing a heat pump or HR++ glazing, it is possible to borrow more.
The jubilee bonus is a thing of the past
In the years 2021 and 2022, it was still possible to donate up to around € 100.000,- in a tax-friendly way Any person was then allowed to donate €100,000 once to someone between the ages of 18 and 40 who could use the money to buy their own home. This scheme was already adjusted in 2023 to a maximum amount of about € 29.000,-. In 2024, this scheme was abolished in its entirety.
NHG limit goes up
The limit for National Mortgage Guarantee goes up in the new year from € 405.000,- to € 435.000,-. If you are going to make the house sustainable right away, this limit will even be €461.000,- in the new year.
Mortgage and student debt
If you have student debt then you can borrow less than if you have no debt. From 2024, mortgage lenders will assume the actual amount you pay each month. This was different, previously 0.65% of the original study debt was taken into account. If the study debt was € 20.000,- the mortgage lender counted 0.65% (€ 130,- in this example) as monthly expenses. This change will otherwise have little to no impact on a mortgage application or borrowing options.
Singles can get higher mortgage
Are you single and earning more than € 28.000,- annually? Then in 2024 it will be possible to € 16.000,- more in loans. For this target group, it remains almost impossible to buy a house. If you are single and have a salary of around € 40.000,- you can get a maximum mortgage of € 180.000,- while the average price of a house for sale is around € 430.000,-.
