Koops Property Management - Get completely unburdened at an attractive rate!
Managing your real estate effectively involves a lot. Hiring a professional property manager can offer significant advantages in this regard. We explain the benefits to you!
The preliminary process
When letting out a property, the preliminary process is often taken care of by a professional letting agent. After selecting the right tenant, the rental contract is drawn up in consultation with the landlord, and the keys are handed over after payment of the first month's rent and the deposit.
Activities during the rental period
Once a property has been let, there is still a lot for the landlord to take care of. A wide range of responsibilities that not every landlord is waiting for.
Below is an overview of activities that we, as professional property managers, can take off your hands:
1. Contact with tenants
A landlord has a 24/7 responsibility to communicate effectively with tenants and resolve any problems quickly and professionally. These may be general questions about, for example, a rent payment, an increase in rent or arrangements around repairs. Complaints may also arise about neighbour quarrels or other nuisances, for example; as a landlord, you need to respond quickly and resolve problems. A good relationship with the tenant eases the rental process enormously!
2. Maintenance and repairs
Taking care of regular maintenance such as boiler maintenance, painting and checking installations. But urgent repairs or breakdowns should also be dealt with quickly.
3. Technical inspections
Safety comes first! It is a landlord's responsibility to carry out technical safety checks such as regular checks of electricity, gas installations. Mandatory fire alarms are also checked.
4. Financial accountability
Tenants should pay the rent on time, this often goes well but when the rent is not paid, it is important to contact the tenant personally. When rent payments are late or remain outstanding, it is important to find out what is causing the late payment or non-payment.
5. Financial administration
Recording payments and any arrears and indexing the rent. Rent increases are implemented annually. This should be done in accordance with the rental agreement and the legislation in force at the time!
Tip; never settle the deposit with the last month's rent.
Departing tenants regularly ask to set off the last month against the deposit. Our advice is to honour the lease and have the tenant pay the last month's rent on time. This way, you keep the full deposit with which you can offset any damages.
6. Legal support and compliance
The property market is subject to various laws and regulations. Laws and regulations that are regularly changed by the government. A professional property manager keeps abreast of the latest laws and regulations and ensures that your property complies with them, which helps avoid legal problems.
7. Tenant's departure
A lease can only be terminated by giving written notice and with a notice period as agreed in the lease. This period is usually equivalent to one month's rent. After inspecting the property, any charges will be deducted from the deposit. The remainder should be returned within two weeks of the tenant's departure.
We have listed 7 points to consider as a landlord that can be outsourced to a property management company but a professional property management company does even more!
