Tips to make a home sale-ready

If you are going to sell a home, there are a number of things you need to take care of as a seller and points you need to pay attention to in order to present the home attractively. In any case, make sure you make a good first impression!

Here is an overview of practical tips to get a property sold well:

1. Preparing for the sale

  • Have property papers in order: Make sure you have a title deed, cadastral data and any mortgage documents to hand.
  • Apply for energy label: This is mandatory when selling a home in the Netherlands.
  • Maintenance and repairs: Fix minor defects such as leaking faucets, broken door handles, damaged walls or minor flaws. Give damaged walls a fresh coat of paint and make sure all doors and windows open and close properly.
  • Consult with sales agent: A real estate agent can help in the preparation to make the initial process go smoothly. Sometimes it is better to sell a home empty, without furniture; in other cases, it helps to present the home furnished to potential buyers. Many times a home is styled before it goes on the market. Homes that are styled often sell faster, which is nice in a competitive market!

2. Present home attractively

  • Tidying and cleaning: A neat and fresh home looks bigger and more attractive.Remove unnecessary furniture and accessories to make the space appear larger.
  • Personal items: Remove personal items such as family photos and distinct decorations so potential buyers can better imagine how they would live there.
  • Good lighting: Provide plenty of natural light and working lighting to create a warm atmosphere.
  • Styling and home staging: Add neutral accessories, such as plants and pillows, to make the home cozy.
  • Facade and entrance: Make sure the front door is clean and tidy, possibly a lick of paint and some plants.
  • Tidy garden and outdoor space: A well-kept garden or balcony makes a positive first impression.

3. Marketing and viewings

  • Have professional photos taken: Good photos attract more viewers on Funda and other platforms.
  • Offer floor plans and 3D tours: This helps buyers get a good idea of the layout.
  • Place ads on multiple platforms: Consider Funda, social media and realtor websites.
  • Schedule viewings: Make sure the home smells fresh and is well ventilated during viewings.

These tips will ensure that your home stands out and attracts the right buyer. Whether it's a first impression, styling or smart negotiations, good preparation really makes a difference!
